We are a direct private Colorado hard money lender. There are no 3rd party underwriters or fund investors that can complicate or slow the process, and increase the costs. We make loans to experienced investor borrowers. We recognize there are capable first time borrowers, but as a whole we believe this practice lowers the risk of unsuccessful projects and lowers our costs. All of above allow us to be flexible, quick and have lower rates and fees (compared to other “hard money” lenders).
It is important to us to act ethically and we provide loans with the goal to help others be successful in their real estate investments. We encourage borrowers to explore their options (including traditional bank and credit union loans, home equity loans, friends & family loans, Self-Directed IRAs, etc.) before using hard money. We believe our rates to be significantly lower than other Colorado hard money lenders, but frequently more expensive than other options.
Please make sure you have the discipline, experience, knowledge and funds to make your project successful before borrowing money. We endeavor to not take over properties and only lend to borrowers who will succeed and make money. That is the primary reason we provide loans to experienced professionals and one of the reasons for the guideline of 70% loan to estimated after repair/rehab value.
